Terms + Conditions

 The following terms and conditions outline our expectations of you as the renter.  These terms and conditions outline the important things you need to know up front before renting any storage unit or parking space.

 1.     The term of this lease shall be month to month tenancy and 30-days notice is required to vacate the unit.

2.     Your goods should be packed in a condition that will not cause damage or injury to the property nor to your items. Kirkfield Storage will not take responsibility for incorrectly packed or stored items.

3. Kirkfield Storage does not insure your contents and thus is it highly recommended that you insure your items through an independent insurance agent.  You can usually ask the same insurance company you deal with for your rental unit (ie apartment or home) or your property you own. We not offer insurance at this time as we cannot provide the same deductibles or low rates your current insurance company can offer you.

4. In case of emergencies such as flood, storms, fires, riots, etc., Kirkfield Storage is entitled to arrange for a contractor to repair your unit and may have to enter your unit without giving prior notice, if the inside is damaged or there is fear of collapse. Again, Kirkfield Storage will not accept liability for damage, unless it is our fault.  Natural consequences are not in our control.

5. You will have notice prior to a rent increase via letter and can expect a 2 - 3% yearly increase in rates.  We are open to discussing circumstances for seniors on a pension or people who are on disability.

6. Late fees will be charged after 1 month overdue.  After 3 months of non-payment, Kirkfield Storage has the right to cut the lock and conduct an auction of your items, to recover lost rent.  This can be averted if you contact us to bring your payment + fees up-to-date.

7. You will be allowed access to your goods during regular business hours; while the gate has 24-access, we ask that you write or call to alert of us of late access.

8. The agreement, once signed is non-transferrable and you may not lease it out to another person to capitalize on the rent charged.  No Rent-to-Own will be allowed either.
